Property awareness beyond the lobby
Our concierge personnel are expected to understand the property, not just the desk. Depending on site procedures, duties may include common-area patrol, garage and perimeter checks, elevator and stairwell inspections, CCTV awareness, access-door checks and documenting maintenance or safety concerns.
Leaks, HVAC and building emergencies
Residential incidents often begin as property-management issues before becoming larger safety problems. CPIS can train site personnel on building-specific procedures for water leaks, HVAC concerns, after-hours maintenance notifications and emergency escalation. Security personnel do not replace licensed trades, but they can help identify the issue, protect the affected area, communicate with management and follow the property’s emergency procedures.
Fire alarm and life-safety response
Site orientation can include fire-panel familiarization, alarm-response procedures, elevator and stairwell considerations, access for emergency services, resident communication and incident documentation. Our broader training program emphasizes life-safety awareness and calm, organized response.
Residential patrol
Front-desk coverage can be reinforced with scheduled patrols of parking garages, common areas, amenity spaces, loading areas, exterior doors and other identified risk points.
